Quailwood and Granville developments get green light

The Prescott Valley Town Council approved designation changes, Thursday, on about five acres in the Granville master planned community from commercial to low density south of Santa Fe Loop Road.

This change in land use would allow for the construction of 14 more houses within that subdivision.

According to a town report, "Granville has determined that the future demand of these two parcels for commercial use is limited and has therefore decided to subdivide these two parcels into 14 single-family residential lots being more consistent with surrounding properties."

A neighborhood meeting took place in July and 40 people attended and expressed no opposition, according to the report.

In addition, no one voiced comment or opposition during the council public hearing.

The Planning and Zoning Commission conducted a pubic hearing on the item during its regular meeting earlier this month.

In addition, the developer requested building a model home complex of three model homes within the Granville master planned community, a plan that had been approved in 2007.

Market conditions put a halt on those plans, and the council approved them Thursday evening.

In addition, the council approved a request by the town's Community Development Department for a general plan amendment for 15 acres located at the southwest intersection of Glassford Hill Road and Second Street, currently zoned commercial and industrial.

The department requests a re-zoning to change this area to a quasi-public designation.

ADOT owns the property and the new land use designation would allow for a variety of services for the public to include governmental office buildings, governmental service and maintenance facilities, commercial uses and towers, antennae and wireless communications facilities, according to a town report.

The council also approved a final development plan for the construction of two model homes and adjacent off-street parking for two model homes in Unit 9 of the Quailwood Meadows master planned community.
