PRESCOTT - Jeff Davis of M3 Companies Monday evening told more than 300 Prescott Lakes residents that he is stopping plans for a condominium/timeshare project inside the subdivision.
Davis' announcement came during the fourth public meeting M3 has conducted on its application for a zoning change to put the project in the residential community.
In a December letter to the city, Davis said he was planning the project to be on property he had earmarked for the second phase of the Pinnacle at Prescott Lakes, which is north of Smoke Tree Lane off Solstice Drive.
Davis wrote that after developers studied potential properties for a resort/vacation club in Prescott Lakes, they determined that the Pinnacle land offered the best spot for the project.
"As I said when I pulled the application, it was a way to start the project. This was our fourth meeting and, based on comments we received, the community did not feel it fit within the area," Davis said.
The developer said he is looking for alternative sites.
"We received some good suggestions from the community, one of which is to look at the perimeter of the neighborhood and property that is already zoned commercial," Davis said.
One piece of property Davis is considering is at Prescott Lakes Parkway and Highway 89.
"We are working on a site plan to see if works with the Shell Vacation Club," Davis said.
M3 is working with Shell Vacation Club to develop 150 vacation club/timeshare units ranging from studios to two-bedroom units.
Despite the community's objections, Davis said he "endorses the process. We try to be a good listener. A lot of good ideas came out of the public meetings. People did not embrace the project being in the heart of the community. They are more supportive of it on the perimeter."
Monday afternoon, Prescott Community Development Director Tom Guice said the meeting was the "required area meeting by the developer."
City staff attended the meeting to answer questions. Community Planner Ryan Smith said Davis made a verbal announcement that "he was going to pull the application. However, I have asked him for written verification."

The city of Prescott needs to reconsider the wisdom of issuing permits to developers who continually scar the land and leave the project unfinished. Canavest has 3 properties within the Prescott Lakes area that are in various phases of incompletion. This is not only an eye sore but it is a travesty to see the land so devastated, the wildlife displaced, and then the land lies in waste while the developer decides if it can afford to complete the project.
